YOUR MOVING DESTINATION
Tailored real estate agent services for all residential real estate including sought after, high-end and luxury homes; listing and selling homes with informed sellers and house hunting with discerning real estate buyers.
After raising three girls, living in six homes and now being empty nesters who are working through the often challenging process of downsizing, my wife CaroleAnn and I can certainly relate first hand to the importance of how our homes compliment and shape family and friend time, hobbies, conducting business from home and all the various chapters of our lives. My personal philosophy is to work as your Real Estate Agent in a way that I would hope someone would represent myself, my family and my own home.
We’ve recently experienced some over-the-top and shifting markets which accentuates the importance of knowing your Real Estate Agent is skilled, experienced and fully working in your best interests.
I cover a geographical area along the 401 corridor that includes: Pickering, Ajax, Whitby, Oshawa, Clarington, Port Hope, Cobourg, Hamilton Township, Alnwick/Haldimand Township, Cramahe, Brighton, Quinte West and Belleville.
We have in-house mortgage financing. For buyers seeking the best interest rates, the convenience of reaching your mortgage professional beyond typical business hours or the time saving advantage of having your Real Estate Broker and Mortgage Broker working seamlessly together, CaroleAnn Bryant, Broker with Dominion Lending Centres Alliance is part of our team. If you already have a trusted source for mortgage financing, that’s great as well.
You’re particular when finding the right home, the contractors you use, the renovations you do; now it’s time to be particular with finding the Real Estate Agent you work with. Being chosen as your Real Estate Agent is a privilege and a responsibility that I don’t take lightly.
Recognition and wholehearted thanks to Canadian Fine Artist and Illustrator, Tim Zeltner for skillfully painting a historic Ontario neighbourhood and making it come to life in all four of our Canadian seasons – see banner above.
Tim lives in Northumberland County and has incorporated familiar activities that help to define components of our community and culture and I am privileged to be able to use these engaging images in our marketing. Our distinctive and colourful For Sale signs display Tim’s work and are always chosen for the relevant season that your home is being listed in – refined marketing for the sale of your home.
Tim was recently chosen to paint a series of 3 Canadian winter scenes for Canada Post’s 2023 Holiday Winter stamps. A truly beautiful and collectable series.
Dale Bryant
As part of the service we provide to the residential real estate market, I work with a limited number of clients at any given time. This naturally creates a built-in time advantage so that you’ll never experience a volume oriented production line of transactional service.
Our enhanced real estate marketing is tailored to the uniqueness of the homes, neighbourhoods and clientele in the luxury community but used for all our residential homes and clients. Paying close attention to the details that are truly important to the home sellers and home buyers that I work with is the hallmark of a most enjoyable career in real estate. It’s not about the awards we earn year after year; it’s about the care we take doing it.
A big "Thank you" to my real estate clients
Reviews
We found him to be knowledgeable, responsive, friendly, and above all trustworthy. We always knew his advice was reliable. Not only is he a great real estate agent, he has helped us get connected into the Cobourg and Port Hope communities. You will never regret working with Dale."
We appreciated this position. Prior to listing the property, he (not we) hired both house inspector and a house stager so that our house was listed complete with a report of its state of repair, and a set of pictures that made the house look more beautiful than usual.
He had a very clear understanding of the current state house market in our area. When the offers came, which they did in a very short time, he was able to ask us the right questions so that we could easily make a decision about which offer to accept.
He returns calls and emails promptly and was always available to show us houses. We found him to be honest, helpful and trustworthy. Dale also made us feel like we were his only clients. He patiently guided us through the real estate process and has a great network of professionals who can provide services and/or advice.
I highly recommend Dale as your real estate agent, whether you are selling or buying a home.
From the beginning, Dale provided exceptional service. His listing package includes top quality photographs, floor plans, staging, and a thorough pre-sale home inspection. All of these positioned my home to shine in the listings.
I sincerely think he is the best. Thanks Dale for your hard work.
In Dale's case - he does! A few years ago, he sold my daughter a house and I liked what I saw. So, I asked him to sell my house. Long story short, it sold in two days, in a market where house sales were depressed by 31% compared to last year.
He managed to get us significantly more than the asking price, and a similar house, similarly priced, in our community - three months later, has yet to be sold.
The team of people he has assembled, like Dale, are first class in their fields. Nothing was left to chance and every detail was well thought out and executed with professionalism. He also made buying our new home easy.
So, it's a simple choice, you can go for the nice guy or you can go for a qualified professional who sells houses. I went for the latter and got a nice guy as a bonus.
We have not had good experiences in the past but Dale was professional, knowledgeable, patient and clear and the transaction was seamless. We would recommend Dale for his efficiency and knowledge of real estate.
Thank you Dale for all of your assistance during the search, the offer, through negotiating and closing. Your gentle nature and knowledge of the area helped guide our decision. You provided honest and genuine responses to the many questions posed throughout our journey to home ownership. It was a pleasure working with you. Many thanks.
Dale is very professional and very good at explaining all the nuances of the sales and purchases. Dale was very thorough on every property so we could make an informed decision. We were very satisfied with the service provided by Dale and would highly recommend him to anyone wanting to make a sale or purchase.
Two other people in my family have worked with Dale and we all feel he is an excellent real estate agent.
After working with him I am happy to call Dale a friend.
Dale and his team employ innovative techniques to ensure that your house receives maximum exposure through the use of a variety of media. His knowledge and exhaustive market research gave us confidence that our asking price was in line and competitive with market demands.
Rest assured that my wife and I will promote the superlative service which Dale provided to us throughout our house sale and subsequent land purchase. His tireless work ethic can't be matched.
There were many laughs and the whole experience was very enjoyable. Dale gets the job done!
When it came to presenting the final offer he was extremely thorough and gave us guidance on all the steps along the way.
We have the upmost praise for Dale as a real estate agent and recommend him unconditionally.
Dale was incredibly professional and well informed, and I never felt like we were just a commission for him. It took a long time for us to find our home, and my husband and I went into Dale withdrawal once we finally found the right place! I can't recommend him enough, we will be using him in the future.
I fully recommend Dale without hesitation.
LISTING MY HOME FOR SALE
Real Estate Agent Questions
A good time to list and sell a property can depend on various factors, including market conditions, personal circumstances, and the property itself. Here are some considerations to help determine the best time to sell a property:
Seller’s Market: If it’s currently a seller’s market, with low inventory and high demand, it may be an advantageous time to sell as you could potentially receive competitive offers and a higher sale price. This holds true especially if you are not needing to purchase a home. If you’re selling and buying in the same market, it could very well be a financial wash.
Seasonal Considerations: Some properties sell better in certain seasons. For example, a beachfront property will be more popular in the spring and summer.
Interest Rates: Low interest rates may attract more buyers, increasing the likelihood of a strong sale.
Local Economic Conditions: A thriving local economy with job growth and investment can create a conducive environment for selling a property.
Another perspective can be looking at the worst time to list and sell a home; that will most often be in December and January when most people are busy prioritizing family and friends and recovering from holidays.
Ultimately, the best time to sell a home tends to be when it’s the right time for you, your life circumstances and the right time for your family.

Absolutely yes. People in the GTA have been moving to Cobourg, Port Hope, Brighton and the rural communities within Northumberland County for a long time. The migration became more prominent in 2020/2021, when the desire to move from the densely populated city to a less densely populated small town or rural setting became a significant component of business for a Real Estate Agent; all compliments of the COVID 19 virus. People started to appreciate having more personal space and many employers moved from office work to working from home.
Cobourg, Port Hope, Brighton and a number of smaller communities within Northumberland County are right on the 401 corridor, making destinations such as Toronto, Durham Region and Kingston a convenient commute. The towns, villages and hamlets within Northumberland County are popular for both primary, secondary and cottage residences.

Although sometimes used interchangeably and realising that luxury can mean different things to different people, high-end homes are those homes having some premium features and finishes but not necessarily to the point of being considered luxury. High-end can refer to a best-in-class scenario, when a particular home has been improved to a degree more than the other neighbouring or community homes.
A high-end home will certainly have a higher market value over average priced homes and will be appreciably set apart however a luxury home will have a “wow” factor that often delivers over-the-top comfort, conveniences and design elements. Imported materials and custom, one-of-a-kind craftsmanship often are incorporated into luxury homes. Luxury homes typically are designed in such a manner as to bypass functionality and focus on ultra comfort desires, catering to specific individual perspectives of value.
Transforming your backyard into an outdoor living area can be a rewarding experience. You can create a luxurious backyard that is a perfect complement to the look of your house, bringing style and sophistication to your outdoor space. Here are some tips to help you create your own vacation-like setting.
Privacy – Top of the List
If you’re not living on rural acreage, you can likely appreciate that privacy is a precious commodity, and having a space to retreat to can be invaluable.
Creating privacy in your backyard can be achieved in a few ways. Firstly, the use of tall, solid fencing can not only be useful around the perimeter of your yard but it can also be effectively used to seclude deck and patio space. Alternatives to a wooden fence could be a hedge, tall bushes, trees or other wall-like materials.
Also, be strategic when placing larger items like a shed, pool utility/change room or a gazebo; these items can become dually functional.
Choose the Right Furniture
The furniture you choose for your backyard will help define the look and feel of the space. Outdoor furniture that is comfortable, stylish, and made of all-weather, durable materials will create a luxurious look and ensure your furniture lasts for many years. Many companies make luxurious outdoor furniture in various styles and materials, so you can find something that will look great in your backyard.
Outdoor Kitchen
A high-end BBQ with plenty of counter space and refrigeration is a “must have” when creating an ultimate backyard space for entertaining friends and family.
Add Greenery
Adding lush greenery to your backyard creates an inviting atmosphere and can make your outdoor space look more luxurious. You can choose from a variety of plants, trees, and flowers to create a vibrant landscape that will add a touch of elegance to your backyard. Consider adding trees to provide shade and privacy, or add colourful flowers for a pop of colour. If you chose to enclose your deck/patio space with fencing, you can easily install planters on the fencing to compliment the space.
Incorporate a Fire Feature
A fire feature is a great way to make your backyard look and feel more luxurious. Outdoor fireplaces, fire pits, or chimineas create ambiance, light, and warmth. There are plenty of options available, including gas and wood burning fire features, so you can find something that fits your style.
Consider Lighting
Lighting can help define the different areas of your backyard and create a luxurious look. Whether you choose to use built-in led lighting, strings of lights, tiki torches, or lanterns, the right type of lighting can tie the entire look together.
Add a Water Feature
Adding a water feature to your backyard is one of the best ways to create a luxurious look. You can choose from a variety of water features, including waterfalls, fountains, and ponds. There are plenty of options available, and this type of feature can add a calming and tranquil atmosphere to your backyard.
Creating a luxury backyard is a great way to transform your outdoor space into an inviting and stylish place for you and your family to enjoy. With the right furniture, greenery, light fixtures, and water features, you can easily create a luxurious.
